- A written agreement before you pay anything, describing exactly what the payment settles.
Former-landlord charges
If this balance came from a former landlord, it may include more than unpaid rent.
A balance placed with this company can include unpaid rent, but it can also include a former landlord's charges for cleaning, damage, unpaid utilities billed through the lease, or an early lease break. Ask for the lease and any move-out inspection or itemized charge sheet the former landlord sent, not just a total.
